This is the work on the ground: excavation and foundations, a reinforced concrete or steel frame, walls, roof and façade, mechanical and electrical installations, finishes and external works. What separates it from general contracting is where the scope stops: here we take on a defined package — the structure alone, the façade alone, the fit-out alone — while you, or someone you appoint, hold the design and the overall coordination. If you would rather hand the whole build to one party under one contract, General Contracting is the service you want.

Different buildings ask for different things. An industrial building is governed by spans, loads and the production flow it has to serve; a home is judged on detailing, insulation and how it holds up once people live in it. Remta İnşaat works to a quality standard it set for itself and builds in various parts of Turkey. Our site team signs off the stages that matter before the next one covers them over, because checking after that costs real money.

What to bring

A few things need to be clear before anyone goes on site; bring these to the first meeting and we can put together a realistic schedule.

  • Which package you want us to take on: structure, façade, services, fit-out, or some combination
  • Construction drawings and, if available, the structural calculations
  • The geotechnical report
  • Who coordinates the site, and where supervision sits
  • Site access, power and water connections, and space to store materials
  • Anything that restricts working on site: neighbouring buildings, or your shift pattern if production continues

How it runs

Site set-up
Hoarding, access routes, excavation and ground works bring the site to the point where building can start.
Structure
Foundations and the concrete or steel frame, with formwork and reinforcement checked before pouring under the quality plan set out in the contract.
Envelope and services
Façade, roof, insulation and the mechanical and electrical first fix, photographed before they are closed up.
Finishes and handover
Floors, paint, joinery and final checks; the job is not finished until the snag list is closed.

Frequently asked questions

Can you build while my factory keeps producing?

Usually yes, but it changes how the job is planned. The work area is physically separated from production, noisy and dusty operations move to shutdown days or outside shift hours, and deliveries are scheduled around your own traffic. That stretches the schedule — better to allow for it up front than to halt a line halfway through. On the first site visit we go over your shift pattern and your critical lines together.

Does work stop over winter or in wet weather?

Not entirely — the order of work changes. Weather-sensitive operations such as concrete pours, façade and roofing wait for a suitable window, and in the meantime the crew moves onto interior work, services and finishes. We build the season into the schedule from the start, so one bad week does not derail the whole programme.

What the contract says

Scope
What the job includes — and what it does not — is written down before work starts. Anything that emerges later sits outside that scope and is priced separately, which removes most mid-build surprises before they happen.
Programme
The staged works programme is an annex to the contract. The order of the stages, and what is handed to you at the end of each one, are set out in it.
Progress payments
Payments are tied to completed work, not to the calendar. Each payment application is submitted together with a report of the work done in that period.
Variations
Change requests are taken in writing. Nothing is built until the effect on price and programme has been put to you for approval.
Handover
At handover the drawings, the documentation for the materials used and the warranty scope are given to you together in a single file.

Your request arrives When the form is sent the request goes straight to the office, and a copy of it reaches you by e-mail.
We call you We fill in whatever is missing over the phone, and arrange to see the site if that is what the job needs.
The quote is prepared You receive the scope and the stages in writing. What is not included is named in the same document.
The figure on the title deed — leave it blank if you're not sure.
A rough total for the enclosed area is enough. The final figure depends on what the zoning allows.
Zoning certificate, title deed, any concept drawings, photos of the site. PDF, JPG or PNG. Seeing the documents makes the first conversation much shorter.
