General Contracting
One contract, one party accountable — we run the schedule, the subcontractors and the site, and hand you a finished building.
General contracting means putting one party in front of the whole job. Instead of managing a dozen separate trade contracts, quotations and coordination meetings yourself, you sign one contract, work to one schedule and hold one company responsible for the outcome. Remta İnşaat has taken on contracting work since it was founded in 2002 and has seen those jobs through.
It suits owners, investors and institutions who do not have — or do not want — an in-house team running a building site. Scope, duration, payment structure and quality standard are written into the contract; from there, choosing and managing subcontractors, procuring materials and running site safety sit with us. You make the decisions; we carry them out and report back.
What to bring
Anything you already have helps us understand the job properly at the first meeting; where there are gaps, we plan how to close them.
- Architectural and engineering drawings, including any permit-stage set
- A room schedule, or the standard of materials and workmanship you expect
- The permit position and, if appointed, your building inspection firm
- The condition of the site or existing building, and how it can be accessed
- Your target handover date and any staged occupation you need
- How you expect payments to be structured, and who signs off decisions

What is the difference between a lump-sum contract and cost-plus?
Under a lump sum, the scope and the quality standard are fixed in writing and the quantity and procurement risk passes to the contractor to the extent the contract sets out; in return, any change to the scope needs written approval before it is built. Under cost-plus, documented costs pass through to you and the contractor is paid a management fee — far more flexible, but the final figure is not locked in at the start. Which one fits depends on how settled your drawings are, and it is one of the first things we discuss.
What happens if I want to change a material or the design once work has started?
Nobody builds without changing something along the way; what causes disputes is a change nobody wrote down. Every request comes back to you in writing with its effect on the schedule, the sequence of work and the price, and nothing is built until you approve it. Once approved, it is written into the schedule and into the payment structure, so there is no argument at the end about who agreed to what.
